High Costs Continue to Drive South Florida Buyers to State’s West Coast Ave Maria Announces Two Neighborhoods Sold Out
Ave Maria, FL — April 8, 2026 — Ave Maria, located in Collier County and ranked 20th among the nation’s top-selling master-planned communities, recently announced that two of its five neighborhoods are almost sold out and sales have begun at a new development. There are currently 5,700 new homes sold in Ave Maria with a total of 11,000 new homes anticipated at build out. Sales for 2025 topped 500, with an estimated at least 40% of buyers hailing from Miami-Dade and Broward Counties.
The National Golf & Country Club by Lennar and Avalon Park, a single-family home neighborhood by Pulte Homes, have only a handful of new properties remaining for sale. Gatherpoint, a joint project by Pulte Homes and Lennar, recently opened model homes with a collection of single-family, villa and townhome floorplans. Prices start in the $300,000s. The neighborhood is also the first to offer gas power.
“We are continuing to see a stream of home buyers, ranging from young families to active adults, coming to Ave Maria seeking more value for their money and a calmer lifestyle,” said Mike Egan, general sales manager for Pulte. “We only have 14 home sites left in the Avalon Park community.”

Affordability remains a critical issue throughout Florida, as residents wrestle with raising costs in home purchases, insurance and property taxes. In addition to lower priced homes, Ave Maria’s central location and modern construction, result in lower insurance and overall living expenses.
